A warranty is only as good as its terms. Here's what you need to understand about foundation repair warranties before signing a contract.

Types of Foundation Repair Warranties

Lifetime Warranty (Piers)

Covers pier performance for the life of the structure. Most common for steel pier installations.

⚠️ Usually only covers the piers themselves, not surrounding concrete or cosmetic damage.

Lifetime Warranty (Full Structure)

Covers the entire repaired area including surrounding concrete. Less common and more expensive.

⚠️ Read the fine print — "full structure" definitions vary by company.

25-Year Structural Warranty

Covers structural performance for 25 years. Common for concrete pier and helical pier work.

⚠️ May have declining coverage after year 10 or 15.

5-Year Workmanship Warranty

Covers defects in workmanship only. Does not cover soil movement or external factors.

⚠️ The minimum acceptable warranty. Be cautious of companies offering less.

Transferability Matters

If you ever sell your home, a transferable warranty adds significant value. Buyers are much more comfortable purchasing a home with foundation repair history if the warranty transfers. Transfer fees typically range from $100-$250.

Common Warranty Exclusions

⚠️ Damage from plumbing leaks
⚠️ Failure to maintain proper drainage
⚠️ Tree root intrusion
⚠️ Acts of nature (earthquakes, floods)
⚠️ Unauthorized structural modifications
⚠️ Failure to maintain gutters and downspouts
